There is a myth that many sellers today believe, and that is that a property that is advertised everywhere will sell faster and fetch a better price.
But in reality it is not like that. That property will take longer to sell and ultimately fetch a worse price than it could have with quality, exclusive advertising, and sometimes it does not sell at all.
Most real estate agencies in Croatia work according to the principle of listing everything they can get their hands on and work in a very wide area. An agent who lists everything that also other agencies have, often hide information, the location of the property, and does not want to or can invest time and money in your property because they do not know whether or not will they be the one to sell the property. Therefore, it often just stands on the market, the agent lists the property and never calls again, and there is no purchase offer. At the same time, this creates a great confusion in the real estate market, because there are a bunch of properties online that have not been sold for years and for which there is no interest at all.
Agents who list everything can hardly become truly experts who know what is happening in the market, because they are stretched from location to location.
